HIPs Scheme Rules
- Skipton Building Society offers a service for the provision of Home Information Packs (HIPs) in conjunction with Dickinson Dees solicitors.
- You can claim a refund on your Skipton HIP provided you complete a Skipton mortgage, via one of our branches or Skipton Direct, within 12 months of ordering the HIP.
- Intermediary applications do not qualify for the refund.
- Shortly after you receive your Skipton HIP, we will send you a HIP voucher, which you will need to present to claim your refund.
- Payment is required in full to Dickinson Dees by credit or debit card when the HIP is ordered.
- The cost of the Skipton HIP is £325 including VAT. This is the price for a standard online HIP (compulsory documents only) for a registered freehold title. If your property is leasehold you may have to pay additional fees to the Land Registry to obtain a copy of your lease and also to the owner of the freehold for ground rent or service charge information. The fees for each property are different and Dickinson Dees will contact you directly to advise as to how much is payable. These are not ours or Dickinson Dees fees, they are payable to third parties for information which must be included in the HIP. Skipton will receive from Dickinson Dees £36 per HIP to cover administration and other costs.
- The maximum refund on completion of any new mortgage is £325. The refund will be payable by cheque within three working days of completion and will be made payable to the borrowers named on the new mortgage account. Refunds are not transferable and cannot be split between two or more mortgages.
- All Skipton mortgages are subject to eligibility and lending criteria. If an application is rejected or if the new Skipton mortgage does not complete, no refund will be payable.
- Your HIP will be forwarded to you by email when it has been prepared. You can request paper copies of your HIP at a charge of £15 plus VAT each. If you do not have a PC or an active email account, you will receive your link and individual password by post to pass to your selling agent. You should ask your selling agent to use the electronic version where possible as they may charge you a fee to review the hard copy.

(iii) If your complaint relates to the marketing of the Skipton HIP, or the refund, and you are unhappy with our response and you feel the matter has not been resolved to your satisfaction please contact the Financial Ombudsman Service, South Quay Plaza, 183 Marsh Wall, London E14 9SR, or telephone 08450 801800. Complaining to the Ombudsman does not affect your legal rights. Please note the Ombudsman will only consider your complaint if you have already given us the opportunity to resolve it.
